What an asbestos reinspection is
If your premises contain asbestos, the duty to manage under the Control of Asbestos Regulations 2012 requires you to keep its condition under review. A reinspection is a periodic visual check of the ACMs already recorded on your register — confirming that each item is still present, still in the condition recorded, and still correctly assessed.
Condition can change quietly. An item recorded as intact may have been disturbed by maintenance work, damaged by water ingress, or covered during a refurbishment. A reinspection picks this up before it becomes an exposure risk or a compliance gap, and gives you a dated record showing you are actively managing the material.
We work from your existing asbestos register and management plan, visit the site, reassess each recorded item, and return an updated register with clear recommendations for commercial landlords, managing agents, facilities managers and multi-site portfolios.
Our asbestos work is led by a BOHS P402 qualified surveyor — the recognised UK qualification in Building Surveys and Bulk Sampling for Asbestos. That training means each ACM is assessed by someone able to interpret material type, condition and the risk it presents, not simply to record that an item is still there.
What the reinspection includes
A practical written output you can act on and file as evidence of ongoing management.
Condition reassessment
Each ACM on your register is located and reviewed for damage, deterioration, disturbance or changes since the last inspection.
Asbestos register update
Your register is updated with the reinspection date, current condition and revised material and priority assessments.
Photographic record
Dated photographs of each recorded item so condition changes can be compared at the next reinspection.
Priority and risk ratings
Materials needing attention are flagged and prioritised, so remedial action can be planned rather than reactive.
Management plan support
Practical recommendations on labelling, access control, contractor awareness and the frequency of future reinspections.
Portfolio scheduling
Multi-site clients receive a clear schedule of properties reviewed and next due dates, so nothing slips out of cycle.
Reinspections only — what we do not provide
We are clear about the scope of our service so you can appoint the right contractor for each part of your asbestos obligations.
- –We do not carry out asbestos surveys (management, refurbishment or demolition surveys).
- –We do not take bulk samples for laboratory analysis or provide air monitoring.
- –We do not remove, encapsulate or otherwise remediate asbestos-containing materials.
- –Where a survey, sample, removal or air test is needed, we will tell you in our report — these should be carried out by a UKAS-accredited laboratory and a licensed contractor as applicable.
- –Our role is the periodic reinspection and management review of materials already identified and recorded, delivered under BOHS P402 qualified competence.
Who this is for
Reinspections suit any organisation with recorded asbestos that has a legal duty to manage it and a need to demonstrate that management is happening.
